The way real estate will be bought and sold in the 21st century! An innovative program developed by Frank Ricci III, Ph.D. that has been featured in the San Francisco Chronicle and is the way real estate will be bought and sold in the 21st century This unique concept has also been written up in The Wall Street Journal. Equity sharing is simply the sharing of existing and/or potential future appreciation of real estate by two or more owners. One party known as the Investor Co-Owner (INCO ©) provides the down payment on the property, normally up to 20% or more. The other party known as the Resident Co-Owner (RECO ©) acquires the loan to purchase the property, normally up to 80%. Both parties enter into an agreement known as the “Equity Sharing” or “Co-Ownership Agreement” provided by “FRENDCO Facilitation Services" which sets forth all the terms and conditions agreed to by both parties. RECO lives in and enjoys all the comforts of home ownership, and is responsible for loan payments, taxes, insurance, maintenance and upkeep for the term of the agreement. INCO has made a potentially good investment that offers tax benefits, participation in future appreciation, and development of an investment portfolio.
